"Services" - All property-related services we provide
"User" - Any person using our Platform or Services
"Property Owner" - Owners of properties listed on our Platform
"Guest" - Individuals booking accommodation through our Platform
"Listing" - Property advertisements on our Platform
"Booking" - Confirmed reservation for accommodation
"Content" - All information, text, images, and data on our Platform
2. User Accounts and Registration

2.1 Account Requirements

  • You must be at least 18 years old to create an account
  • You must provide accurate and complete information
  • You are responsible for maintaining account security
  • One person may only create one account
  • Accounts are non-transferable

2.2 Identity Verification

We may require identity verification for certain services. This may include providing:

  • Government-issued photo identification
  • Proof of address
  • Financial documentation for property owners
  • Professional qualifications (for service providers)

2.3 Account Suspension and Termination

We reserve the right to suspend or terminate accounts for violations of these Terms, fraudulent activity, or legal requirements.

3. Our Services

3.1 Property Management Services

  • Short-term rental (Airbnb) management
  • Long-term letting management
  • Property sales and acquisition
  • Maintenance and cleaning coordination
  • Guest communication and support

3.2 Platform Services

  • Property listing and booking platform
  • Payment processing and collection
  • Review and rating system
  • Messaging and communication tools
  • Analytics and reporting

3.3 Service Limitations

We provide services subject to availability and may modify or discontinue services with reasonable notice. We do not guarantee specific outcomes or results.

4. Property Listings and Bookings

4.1 Property Owner Responsibilities

  • Provide accurate property information and photos
  • Maintain property in good condition and safety standards
  • Comply with local laws and regulations
  • Honor confirmed bookings and availability
  • Respond promptly to guest inquiries

4.2 Guest Responsibilities

  • Provide accurate booking information
  • Treat property with respect and care
  • Follow house rules and local regulations
  • Report issues promptly
  • Complete bookings as agreed

4.3 Booking Modifications and Cancellations

Cancellation policies vary by property and are clearly displayed during booking. Modifications are subject to availability and may incur fees.

5. Payments and Fees

5.1 Service Fees

Airbnb Management: 15% commission
Long-term Lettings: 10% commission
Property Sales: 2.5% commission
Property Management: 8% commission

5.2 Payment Terms

  • Guest payments are processed at time of booking
  • Property owner payments are made monthly (less our commission)
  • All prices include applicable taxes unless stated otherwise
  • Currency conversion fees may apply for international transactions
  • Refunds processed according to cancellation policies

5.3 Disputes and Chargebacks

Payment disputes should be raised within 30 days. We may withhold payments during dispute resolution and charge fees for invalid chargebacks.

6. Prohibited Activities

Users must not engage in the following activities:

Illegal Activities
  • Money laundering or fraud
  • Tax evasion
  • Breach of planning permissions
  • Unlicensed property businesses
Platform Abuse
  • Creating fake accounts or listings
  • Manipulating reviews or ratings
  • Spamming or harassment
  • Circumventing our fees
Property Violations
  • Unsafe or unsanitary conditions
  • Discrimination against guests
  • Misrepresentation of properties
  • Violation of local regulations
Technical Violations
  • Hacking or unauthorized access
  • Scraping or data mining
  • Virus or malware distribution
  • Interfering with platform operation
7. Liability and Insurance

7.1 Our Liability

We provide services with reasonable care and skill. However, we exclude liability for:

  • Actions of property owners or guests
  • Property damage or personal injury (unless due to our negligence)
  • Loss of profits or consequential damages
  • Acts of God, pandemics, or government restrictions
  • Third-party service failures

7.2 User Liability

Users are responsible for their actions and must indemnify us against claims arising from:

  • Breach of these Terms
  • Violation of laws or regulations
  • Property damage or personal injury
  • Inaccurate information provided

7.3 Insurance

We maintain professional indemnity and public liability insurance. Property owners must maintain appropriate property and liability insurance.

8. Dispute Resolution

8.1 Internal Resolution

We encourage users to resolve disputes through our internal mediation process before pursuing legal action.

8.2 Governing Law

These Terms are governed by English law. Disputes will be resolved in English courts, except where consumer protection laws require otherwise.

8.3 Consumer Rights

Nothing in these Terms affects your statutory consumer rights under UK law.

9. Changes to Terms

We may update these Terms from time to time. Material changes will be communicated via email or platform notification at least 30 days in advance.
